You may wish to state this more artfully since my English is now in "failure mode" but 居住権 (which I had at one time, even as a foreigner in Japan) refers to the fact that a landlord cannot evict no matter how much (in my case) he wishes to raze the property and build an apartment complex.
I was going to suggest the addition of 地上権, although I see you have it already. A pretty awful rendering by the way. 地上権 refers to the ownership of that which is erected on a property (land), the land being owned by a separate party. BTW, is "superficies" mis-spelled? Should be "superfeces". But then what does an ignorant Yank know?

The only, sad and lonely, example sentence is the same for both. BTW, how common is this expression? I like the expression despite the nauseating British rendering of "dealing with various things under one head". A "head" in American English would be a potty. Perhaps "heading" would be more appropriate, but then maybe I have my head in the head.
